Critical ARE concept — no direct contract between

  • Architect and Contractor — architect administers the Owner–Contractor agreement but has no direct contract with the contractor
  • Owner and Consultant — consultant contracts with the architect, not the owner
  • Design-Builder’s Architect and Owner — in design-build, the architect works for the design-builder, not the owner
  • Architect and A201 — the architect administers the Owner–Contractor agreement under A201 but is not a party to it. A201 is incorporated by reference into A101 and A133, and the architect never signs it.
